This residential design and build project in Northwood involved the construction of a substantial rear and side house extension alongside a complete refurbishment of the existing property. The aim was to significantly increase the home’s internal footprint, improve the ground-floor layout and create a contemporary family home with practical spaces and a consistent finish throughout.

The rear and side extension has transformed the scale and functionality of the property. Extending across the width of the house created a generous new ground-floor footprint, providing enough space for a large open-plan kitchen, dining and family area.

The extension features a clean, contemporary rendered exterior complemented by dark-framed windows and doors. Across the rear elevation, expansive sliding glass doors bring natural light deep into the new living space and create an uninterrupted view of the garden.

This extensive glazing also establishes a much stronger relationship between the house and its outdoor surroundings. The internal floor level connects naturally with the rear terrace, allowing the kitchen and dining area to flow directly into an outdoor space suitable for relaxing and entertaining.

Bespoke Open-Plan Kitchen and Dining Area

The centrepiece of the new extension is a bespoke contemporary kitchen designed around a substantial central island. The island provides extensive preparation space, integrated cooking facilities, practical storage and informal seating for several people.

Dark handleless cabinetry creates a streamlined appearance, while contrasting light stone-effect worktops and splashbacks help brighten the space. Integrated appliances maintain the clean lines of the kitchen, with concealed storage helping to keep the room practical and uncluttered.

Carefully positioned lighting was incorporated beneath the cabinetry and seating area to add warmth to the darker finishes. Ceiling-mounted extraction, recessed spotlights and detailed cornicing complete the design without interrupting the open feel of the room.

The adjoining dining space benefits from direct views over the garden and plenty of natural light from the full-width glazing. Herringbone-style flooring runs throughout the kitchen, dining area and adjoining hallway, visually connecting the different parts of the ground floor.

Practical Utility and Storage Spaces

As part of the new layout, a dedicated utility room was created to keep everyday household functions separate from the main kitchen. This space includes a traditional utility sink, extensive fitted cabinetry, a stacked washing machine and tumble dryer, additional work surfaces and tall storage units.

Complete Interior Refurbishment

The existing house was refurbished from top to bottom to ensure the original rooms matched the standard of the new extension. The entrance hall and staircase were renewed using a neutral colour palette, dark timber detailing and contrasting internal doors.

Herringbone-style flooring adds character and continuity through the hallway, leading the eye towards the extended living area and garden beyond. The staircase combines a traditional form with darker contemporary finishes, creating a strong visual feature at the centre of the home.

New internal doors, skirting, architraves, lighting and decorative finishes were installed throughout. The restrained palette of warm neutral walls, white detailing and dark accents gives the interior a modern but timeless appearance.

Contemporary Bathroom Refurbishment

The bathrooms were completely modernised as part of the full house refurbishment. A combination of dark stone-effect surfaces, frameless shower screens and chrome fittings creates a sleek finish within the shower rooms.

Recessed and illuminated shower niches provide practical storage while adding subtle ambient lighting. Large-format tiling reduces visual clutter and gives the bathrooms a more spacious, high-quality appearance.

The principal family bathroom uses a lighter neutral palette and includes a full-size bath with an overhead shower, fitted vanity storage and illuminated wall recesses. The different bathroom designs share a consistent emphasis on clean lines, durable materials and practical storage.

Exterior Renovation and Landscaping

The external appearance of the property was also extensively updated. A clean rendered finish now unifies the original house and the new side extension, while the dark roof covering, rainwater goods, windows and entrance door provide a contemporary contrast.

At the front, the enlarged façade retains the character of the original bay window while introducing a broader entrance and additional accommodation to the side. A new driveway provides a clean and practical approach to the property.

To the rear, a large tiled terrace extends across the new glazing and provides a dedicated outdoor seating area. Wide steps lead up to the main lawn, with raised planting beds, feature lighting and clearly defined landscaped areas helping connect the modern extension with the established garden.
